Belmont homes What We See in Belmont Homes
Belmont sits on the hills between the Bay and the Santa Cruz Mountains, so many homes are built on slopes, with laundry on a lower level, in a garage or in a hallway closet. Washers on uneven garage floors vibrate more and wear their suspension faster. Dryers in interior closets often vent a long way to an outside wall, which leads to slow drying and blown thermal fuses. And a slow leak under a front-loader on a lower floor can go unnoticed for a long time.
Most of our Belmont calls are about washers. Front-load machines that will not drain, will not spin, leak at the door or flash an error code make up the biggest share of our work, followed by dishwashers that will not drain or dry, refrigerators that run warm, dryers that stay cold and gas ovens whose igniters glow without lighting. We carry the common parts for LG, Samsung, Whirlpool, GE, Maytag, KitchenAid, Bosch, Kenmore, Frigidaire, Electrolux on the truck.
In the kitchen, we see a lot of Bosch and KitchenAid dishwashers, French-door refrigerators with ice makers and gas ranges. A Bosch showing E15 has water in its base pan, which means a leak to find, not just a code to clear. Our guides on the Bosch E15 error and a fridge not cooling while the freezer works explain more.
Belmont homes get their gas and power delivery from PG&E, with electricity supplied by Peninsula Clean Energy by default. If an electric dryer tumbles but will not heat, a tripped half of its double breaker is worth checking before you call.
Repair or Replace?
Most appliance repairs are worth doing. A washer, dishwasher or refrigerator in the first half of its life almost always is, and even older appliances usually are when the repair is a single common part such as a pump, belt, igniter, fan, sensor, door lock or gasket. The cases where replacement often wins are major failures on older machines: sealed washer bearings, a refrigerator compressor, or a control board and motor failing together. Our guide on whether to repair or replace an appliance walks through it.
